Bobbin Mill Terms and Conditions
We do hope you enjoy your visit to the Bobbin Mill. Please read the following as it protects both parties:
Contract:
The contract of hire shall be between the Holidaymaker and the Owner and is subject to the following terms and conditions. Once you have paid a deposit, a contract has been entered into. The person whose name appears on the confirmation email or letter agrees to take full responsibility.
Payment:
A non-refundable deposit of 25% is payable to confirm a booking and within 7 days of an agreed provisional booking. The balance is payable 6 weeks before the start of the holiday, without reminder If a booking is made less than 6 weeks before the start of the holiday the full rent is payable at the time of booking. Failure to pay the balance of rental charges may void the booking and may result in the owner treating the property as available for re-booking. Payment should be made by cheque or transfer or for overseas guests by bank draft or transfer. Details will be supplied on booking. Payment by card is not an option.
A confirmation email or letter is a binding contract and any subsequent amendments, such as date changes must be agreed.
Cancellation:
In event of a cancellation, monies paid will be forfeit unless the property is re-let. The owner will make every reasonable effort to re-let. If the accommodation is re-let at the full rate, a full refund, less an administration fee of £25 will be made. If the property is re-let at a lower rate, only a partial refund will be made and if it cannot be re-let then no refund will be made. To safeguard against cancellation charges and other unforeseen circumstances we strongly recommend cancellation insurance. The owner provides no such insurance as part of the contract.
Should the property, subsequent to booking, become unavailable through any cause, the owner’s liability is limited to the repayment of any rent already paid.
Things you need to know:
For week-long bookings, entry is from 3.00pm on the day of arrival, and departure time is strictly 10.00am on the final day. For short breaks, the property may (depending on other bookings) be available from 12pm on arrival until 5pm on departure.
The number of people occupying the Bobbin Mill is strictly limited to 8 (plus babies in arms) unless by prior consent with the owner. Tenants' day guests are welcome to visit.
The property is to be used solely as a self-catering accommodation.
Guests must have consideration for neighbours and refrain from causing a nuisance or disruption. The owner reserves the right to ask guests to leave should they behave in an unreasonable or anti-social manner.
Guests must allow the owner access to the property on request and at reasonable times, for maintenance and other purposes.
Cleaning and Security:
The Bobbin Mill is thoroughly cleaned between lets. Guests must respect and look after the accommodation during their stay, make sure it is secure when empty and at night. The Bobbin Mill must be left clean and tidy on departure. If excessive cleaning is required an additional cleaning charge of £60 may be made at the discretion of the owner.
For visits in excess of a week we will provide a maintenance clean and fresh linen and towels. We will agree the timing with you.
Any breakages or damage caused must be reported to the owner and payment made, prior to departure.
Guests are responsible for minimising any fire risk.
Pets:
Pets are strictly prohibited in the Bobbin Mill.
Smoking:
The Bobbin Mill is a strictly no smoking house. Guests will be liable for soft furnishing cleaning charges should there have been smoking in the house. Guests may smoke outside, but all smoking debris must be removed and disposed of.
Finally:
The responsibility for personal property of guests occupying the accommodation is solely theirs. All vehicles are also left at the guests’ risk. Also guests agree to absolve the Property Owner of any responsibility for any accident or mishap to persons or property whilst on the premises or whilst engaged in any activity therein, or from any illness or injury arising from any cause whatsoever.
